Pen-Y-Bryn, Cinder Lane, Barrow Bridge, Bolton, BL1 7LZ
Newton & Co are delighted to present for sale this completely unique and bespoke eco house, located on Cinder Lane in the picturesque area of Barrow Bridge. The house was constructed in 2015, and is a timber frame with SIPS (Structural Insulated Panel System). The house was designed in partnership with Steve Hunt Architects and the current owners to achieve the maximum potential of the land. The rear of the house is underground with a retaining wall holding back the land from Moss Bank Park. The groundwork for the house was completed on a large commercial engineered scale which enabled a large house to be built using the land around it and keeping within the height restriction governed by planning.
The home has four large double bedrooms all with vaulted dormer ceilings and windows. Three full bathrooms service the house; the ensuite which has a large shower room and a commercial steam room along with an infrared sauna cabin all built in. The main bathroom has a large boat cast stone bath and shower cubicle with the downstairs wc having a shower cubicle also.
The home is a ‘smart’ home controlled by your iphone/smart device, touchscreen in house and remote controls in every room. This control system enables the underfloor heating both upstairs and downstairs to be controlled, all lights including lights and water features in the garden, the security CCTV system and alarm and the Sky TV throughout the house.
The house is airtight and thus benefits from a full ventilation and heat recovery system to every room including extraction and filtered clean air. The hot water and wet underfloor heating is heated by a Mitsubishi air source heat pump. This is a twin unit oversized for the house with a large oversized water tank. All of this equipment and control units are located in a dedicated plant room in the garage.
All of the lights are LED manufactured by Collingwood. The entire ground floor is tiled with large ceramic tiles with upstairs benefitting from thick pile carpet.
The internal doors and frames are specialist large bespoke doors with American walnut, hingeless and magnetic locks and catches.
The whole house is future proof benefitting from Cat 5 cabling and TV points in all rooms along with ADSL and telephone points in lounge, study, master bedroom and many rooms have 3amp sockets to enable lights to be plugged in and controlled by the Control 4 home automation system.
All of the windows benefit from electric blinds. Again controlled either by individual room remote control or by your smart device. There are curtains fitted to the lounge and study.
All of the windows are manufactured and installed by Eco Haus Internorm. They are triple glazed offering a U value of 0.4 making the house a very economical house to run and from being a A rated EPC.
The garage door is thermo efficient also and is a bespoke cantilever weight door operated by remote. The gate entry is programmable to ring your mobile phone to enable you to answer your door from anywhere in the world. You can remote open and close and watch the CCTV from anywhere in the world.
Externally, the garden is landscaped with an 8-person thatched summer house. This has infrared heating, power and an ADSL and Wi fi booster. There is a large deck which goes out over a large pond with a large water fall and LED lights. The property is surrounded by evergreen Laurel trees and there is a rear garden gate with private access direct to Moss Bank Park. The driveway and paths benefit from resin covering.
The house is a ‘must see’ to benefit from the interior fittings and quality of the build. Everything is bespoke including the German kitchen, Neff steam oven, Neff regular oven, fitted Neff microwave and integrated Neff bean to cup coffee machine. The Induction hob also is Neff with 6 hot areas and is complimented by the rising down draft extraction unit. The integrated Neff dishwasher, sink incinerator and Zip hot water, cold water and sparkling water tap is a real addition.
