Something new for 2018 … Introducing our new ‘Monthly Round Up’, which will feature all of the properties we have been delighted to agree sales on in the past month.

January is often considered a some what quiet month in estate agency, but we are here to prove that assumption wrong as we have agreed sales on 13 of our listed properties throughout January. A wide range of properties, all with their own tale to tell and whilst some were very quick sales which were agreed within a just a couple of days of it coming on the market, others took a little longer for the right buyer to come along. They may have had different journeys leading up to this point, but they have all reached the common end goal of having an offer accepted.

So, let’s take a look at each of these properties then and discover a little bit more about them …

MARKLAND HILL LANE, HEATON
On the Market for : Offers in Excess of £350,000

One of the first sales we agreed in the New Year – This immaculately presented, Edwardian semi-detached house which is packed full of period charm and character, was on the market with us for a couple of months before it was snapped up. There was no shortage of interest however… Many saw it’s unique appeal and valued it’s much sought after location, but the eventual buyers clinched this property after falling upon some bad luck with another house they were originally buying, meaning that everything slotted perfectly in to place.

WESTBANK ROAD, LOSTOCK
On the Market for : £150,000

Recently renovated to an exceptionally high standard; this 3 bed, mews property on Westbank Road in Lostock garnered lots of attention for it’s ‘move-in’ appeal and its quiet cul-de-sac location in a very sought after area. It was listed on the market at the end of December and after some strong offer interest, the eventual buyers were lucky enough to clinch themselves their first home in mid January.

Sold to the first viewer – the best type of sale! It turns out all it took was one viewing to sell this recently renovated, 2 bed terraced house in Bolton and the eventual buyers knew it was the one for them straight away.

This well presented, 2 bed apartment in the ever popular Grade II Listed ‘Cottonworks’ development came on the market with us in September of last year and we are thrilled to have agreed a sale on it this month. The eventual buyers also happen to be selling their home with us as well, so we are truly glad to be making two sets of clients happy at the same time!

JUNCTION ROAD, DEANE
On the Market for : £80,000

This recently refurbished, 2 bed terraced house in Deane was one of our previous rental properties before our selling clients chose to list it on the market with us in early November of last year. After an offer was accepted earlier on in January, the sale is progressing very well and we will endeavour to continue this standard of service to push the sale through to completion as efficiently as possible.

On the Market for : £180,000

Now, this was a popular property … As it always tends to be with the much sought after area of Bromley Cross and our experience with agreeing a sale on another property across the road from this one just a couple of months earlier, we were expecting an immaculately presented property such as this to be quickly snapped up, and we were not wrong! After conducting 6 viewings in one evening and negotiating some strong offer interest, the eventual buyers were lucky enough to secure their first home within a week of it being listed on the market.

ABBOTSFORD ROAD, HEATON
On the Market for : Offers in Excess of £140,000

Whilst this 3 bed semi with it’s unique layout may have taken a little extra time for prospective buyers to see it’s appeal, it seemed the eventual buyers found exactly what they were looking for. After switching agents and coming on the market with us in September of last year, we are thrilled to have agreed a sale for our selling clients.

On the Market for : Offers in the Region of £105,000

This spacious, semi-detached ‘fixer-upper’ property in Heaton was one of our most popular properties this month and generated a huge amount of interest amongst prospective buyers. It actually sold just the day after being listed on the market and the lucky buyer also happened to be the first party who viewed it!

It is only natural that some properties take a little more time and effort to find the right buyer … There was certainly no shortage of viewing interest for this modern, 2 bed terraced house in Heaton, which is why agreeing a sale on it after 4 months of it being listed on the market, makes all the hard work worth while and all the more pleasing for ourselves and selling clients alike.

On the Market for : Offers in Excess of £155,000 & £165,000 respectively

It’s not every day you get the opportunity to market 2 properties next to each other for the same selling client, which is why we are delighted to have agreed sales on both of these cottages in Bradley Fold in January. They may be next door to each other, but both properties have their own unique aspects and are equally filled with character!

ASTLEY BROOK CLOSE, THE VALLEY
On the Market for : £85,000

After the initial sale of this property unfortunately fell through, we are delighted to have agreed a second sale of this modern, 2 bed apartment on Astley Brook Close down at The Valley. The new sale was agreed within two weeks of the property being placed back on the market and the new buyer has certainly got them self an immaculate, first home.

ALBERT ROAD WEST, HEATON
On the Market for : £445,000

This 4 bed bungalow on Albert Road West in Heaton proved itself to be an exciting, potential development plot for the eventual buyer, who saw the expansive and sweeping lawn area to the side and rear of the property as an opportunity to create something completely different – One to keep your eye on for sure!
